Before you buy real estate in New Zealand, think about the benefits of investing in property in Northland. If you’re looking at all the places you could purchase, either as a permanent home, or as a place to escape to when life is getting a little hectic – does the idea of long sunny days, beautiful beaches and warm weather sound appealing?

In order to promote home ownership, the Federal Housing Authority offers different programs to home buyers with low budget. One of these programs is the FHA loan. It is a type of loan that is protected against default by the FHA. This means that FHA takes the responsibility of paying for the mortgage in the event that the borrower is no longer able to make payments. For this reason, most lenders are open to providing huge mortgage loans.

Home Equity Loans
Similar to conventional loans, it is a type of loan that uses equity as collateral. It is the difference between the value of your house and the total amount of money you have paid. To illustrate, if the appraisal value of your house is $300,000 and your mortgage balance is $200,000, your equity is $100,000. Equity is inversely proportional with your mortgage balance; which means that as your equity goes higher, your mortgage balance decreases.

Debt to income ratios is the basis used by lenders to determine the amount of loan you can borrow. In most cases, the goal of lenders is to impose modest interest rates that will make payments affordable. Simply put, debt to income ratios makes it easier for lenders to determine what reasonable monthly payment you can afford which can be used to determine the total amount of loan.

On the other hand, a credit score is a number used by the lender to determine how likely you won’t be able to pay. In other words, credit score determines the approval of your applied loan, at least from a lender’s perspective. The basis of credit score comes from a database connected to credit bureaus. A bad record may affect your loan application.

Benefits

With as little as 3%, you will be able to acquire your own real estate property through FHA loan provided that you meet the qualifications of having a decent credit score and a reasonable debt to income ratio. Other benefits of FHA loan include no penalty on prepayment, additional funding for future improvement and no pressure in case of non-prepayment due to difficult times.

Downside

The FHA is not some sort of charitable institution. It doesn’t actually use its own pocket to pay for default loans. It simply collects an advanced payment through upfront insurance premium. It serves as guarantee that in case the borrower defaults, there will be something to pay off the mortgage. If you have found yourself a real estate property that should be funded by a large mortgage, then FHA loan is not the right loan for you.

Of course, you may purchase a place intending to rent it out, stay and then never manage to leave again. The locals wouldn’t be surprised. They’ve seen many people do the same over the years.
