The Important Things I Learned In My First Condo Purchase
Buying my first condo was frightening and thrilling at the same time, but overall it was an amazing and enjoyable experience for me. Well, here I am living in my condominium and boy I learned a lot during the buying process and that’s what I want to share with you.
The first thing I learned is on how to pick real estate agent I know or at least one who has been recommended by friends. You can’t trust some of these Realtors as they are making behind the scene deals without your knowing. There are times that you will be thinking if the agent you hired really cares if you get a nice deal or not.
Next I learned how to check material used in construction. Like in this area a concrete based construction is better, why? With the number of hurricanes we get down here, concrete Ogden Utah condominiums of sale has the higher chance to stand still. If you want to know what the building is made of and the construction material use, ask the building owner or the realtor. They are legally required to answer your questions.
Know the average selling prices. To know the prices of surrounding West Bountiful condos you must conduct a research. Compare the asking price the seller have for you to the other units sold last month. Negotiate if the seller’s expectations are too high.
Don’t bite with too high asking price. I have spoke with some of my friends here in the area and told me that some home sellers are going for more than the asking price. This is ridiculous. They are acting as if their Clearfield Utah homes for sale are the only remaining properties in the area. Never give full asking price and look for motivated sellers out there.
Determine motivated sellers. They are not completely motivated to sell if they are still living in their home. On the other hand if the property is vacant and electricity and water are cut off, you can assure that seller is more motivated to sell, why? Because they are now paying two mortgages at the same, mortgage for their current property and an empty condo.
